Perma-Rooted.  

Phase 1: 

At 75%, 50%, and 25% a set of 2 gargoyles will spawn which can be off tanked.  One is invulnerable and the other not.  Have a Pally/SK AE agro both and pull them to the outside where clerics/casters are hiding.  Nuke down the one that does take damage and both will die.  Repeat until all adds are dead then DPS the boss down. He will get down to 0% health and regain all HP.


Phase 2:

He will spawn two sets of larger gargoyles at 85%.  Attack in this order:

-Zi`Thuuli to 75%

-Gargoyle (focus on one of them) to 75%

-Zi`Thuuli to 50%

-Gargoyle (same one) to 50%

-Zi`Thuuli to 35%

-Gargoyle to 25%

-Zi`Thuuli until death.

If you take too long before triggering the switch to the next invulnerability then sets of mini gargoyles will spawn and attack as a penalty.
